What is a home inspection?
We will perform a visual inspection of the home/building and provide you with a written report identifying the defects that we (1) observed and (2) deemed material. The report is only supplementary to the seller's disclosure. The buyer is encouraged to further investigate any and all items they feel necessary.
WHy do I need a home inspection?
In short, security, knowledge, and peace of mind. As the home buyer, it's your job to find the perfect home. As the home inspector, it's my job to help you understand the home's potential issues and shortcomings. Today's home systems are more technical and dangerous than ever before. Did you know that there are electrical panels out there that are dangerous and uninsurable? You don't want to find this out after the fact. With a quality inspection, you won't fall victim to these types of problems. Professional inspectors are trained to find things an amateur is just not going to see.
what is the process of a home inspection?
First, call to schedule a time for the inspection. I need to know the square footage, address, type of property, year built, and other vital information. I will send you an email confirmation with a link to the agreement.
**Note** I need a signed agreement and payment before the inspection begins.
The inspection will take 2 to 4 hours depending on the size and condition of the home. I use an electronic device (iPhone or ipad) for notes, pictures and videos (yes we take videos also!). I will go through the issues, if any, as they comes up, during the inspection. I will compile my notes and complete the report. You will receive the report via email within 24 hours.
Who can be at the home inspection?
Anyone the buyer designates. Personally I would limit the number of people, so you are not finding yourself entertaining guests. This gives you an opportunity to focus on the inspection. For me its an inspection. I want to do a thorough job, so I will go about my inspection and answer questions along the way, so minimal distractions are recommended.
